Windsorthe sprawling 472-acre private sporting and residential community located in Vero Beach, Florida, is in the final stages of development for its brand new residences.
North Village, which is slated to be completed in 2027, is an ultra-luxurious community with a strong focus on sustainability efforts by prioritizing a low ecological footprint — without compromise.
“[The North Village] has been a long-held ambition shared by the Weston family and the team at Windsor. When conceptualizing this final phase, considering all key stakeholders including existing and future Members and the neighbouring Pelican Island National Wildlife Refuge, sustainability factored in our decision making across the site plan, architecture, and landscape design,” explained Betsy Hanley, President of Windsor Real Estate Inc. and President & CEO of Torwest Inc., via email.
Designed by Andrés Duany and Elizabeth Plater-Zyberk of DPZ CoDesign, the development will consist of 34 homesites and six Row Houses within a 47-acre master plan. Taking inspiration from the nearby Indian River Lagoon’s rich ecology, more than 26.5 acres will be devoted to nature, including parks, greens and islands, and nearly 9.7 acres of water, with a freshwater lake to the east and an estuary to the west.

The community will feature an array of top amenities for residents to enjoy, including an 18-hole championship golf course, beach club, 12,620-square-foot fitness and wellness center, equestrian center complete with spa treatment rooms, relaxation spaces and a juice bar; landscaped greenspaces including parks, boardwalks and scenic trails; world-class dining and rich cultural programming.
Leading the design efforts of the residences are Edwina von Gal, the esteemed Hampton-based landscape designer; Beth Dowdle, an accomplished land conservation and planning expert; and Farr Associates, a pioneering, sustainability-driven architecture and urban design firm. “Similar to Windsor’s established design code that upholds its characteristic Anglo Caribbean architectural style, residences in the North Village will adhere to a related yet more modernized design aesthetic,” explained Hanley. “Designed for contemporary living today, each home will be custom and unique to the owner,”
“Windsor is a diverse and multigenerational community and our homes certainly reflect their owners’ individuality, as well as showcasing the work of leading interior designers. While our building code is relatively strict, interior styles range vastly,” she continued. “What will be different in the North Village is that homes will be required to reduce their environmental impact and achieve a level of certification through the Passive House Institute US (Phius). We expect interiors to be more streamlined and incorporate sustainable building materials, finishes, and furnishes.”
Windsor was first established in the 1990s as a passion project of the Weston family, who visited South Florida from Canada in search of their own winter home. As of summer 2024, 60% of the new North Village development has been sold. Homesites in the North Village currently start at $1.1 million.
